which included among its assets, 300 acres of vacant land located in West Palm
Beach, FL. The property was contaminated due to illegal dumping. The prior
trustee was issued a citation by the Florida Department of Environmental
Protection and ordered to remove the debris and clean-up the property as soon as
possible. Fiduciary Real Estate Advisors, worked with Massachusetts and Florida
counsel, contractors and law enforcement agencies to negotiate an acceptable
consent order with the DEP and to arrange for remediation of the property. The
consent order was completed and the property was successfully marketed and sold
by Fiduciary Real Estate Advisors. The parties responsible for the illegal
dumping were prosecuted.
Charlton, Massachusetts

LLC accepted appointment from Worcester Probate Court to serve as independent
trustee of a personal trust account written in accordance with a divorce
settlement agreement. Fiduciary Real Estate Advisors arranged for the transfer
of multiple real property assets, subject to a long-term ground lease, to an
irrevocable trust where both parties held beneficial interests. We assumed
responsibility for rent collection, mortgage loan payments and monitoring of the
lease terms. Fiduciary Real Estate Advisors worked with counsel to re-write and
negotiate new lease terms favorable to the trust and to the beneficiaries.

LLC serves as general manager for approximately 1600 acres of land in Astor,
Florida held as an asset of a revocable, personal trust. We are engaged to
oversee the development of approximately 200 acres of this property into a
hunting and fishing resort. Our responsibilities include construction of
buildings, docks, roadways and common areas as well as the day to day management
of the site. Fiduciary Real Estate Advisors has worked closely with local
contractors, attorneys, engineers and all regulatory agencies to facilitate the
development of the property and has attended on site meetings and submitted
proposals to local planning, zoning and assessing departments.
Needham, Massachusetts

was engaged to clean-out, repair and market a single-family antique dwelling
that was severely damaged due to flooding caused by burst water pipes. Fiduciary
Real Estate Advisors arranged for and supervised the many contractors needed to
remedy the situation. We worked with the fiduciary and the insurance adjuster to
negotiate an acceptable loss settlement.
Transfer of large real estate asset from divorce
settlement
Fiduciary Real Estate Advisors LLC accepted Probate Court
appointment as an independent Trustee in connection with a complex divorce
settlement. We completed the transfer of a large real estate asset, subject to a
long term lease, from the husband to the newly formed Trust and prepared a plan
for the continued management of the property. We also assumed control of the
income and payment of expenses associated with the real estate.
Served as expert witness in litigation of two large national
banks
Fiduciary Real Estate Advisors LLC has provided services as an
expert witness in connection with litigation involving the Trust Real Estate
departments of two large national banks. The expertise and experience of our
Managing Director enables us to provide expert opinions and advice to banks
regarding their responsibilities to manage trust assets and to satisfy
requirements of the Comptroller of the Currency relating to real estate held in
a fiduciary capacity.
Advisor and general manager for private bank
client
Fiduciary Real Estate Advisors LLC serves as advisor and
general manager for a private bank client who has substantial real estate
holdings in Florida. Included in these holdings is a large tract of land in
North Central Florida that is currently being developed as a resort and marina
complex. We serve as general manager for the project providing counseling,
mediation and oversight in connection with the construction of buildings, boat
slips and other related improvements. Fiduciary Real Estate Advisors LLC
provides review of employee contracts and scope of work proposals from
contractors and vendors and works with state, county and local regulatory
agencies to secure necessary permits and approvals for the development.
Residential and commercial property sales

successor Trustee of an irrevocable Trust with significant assets including
parcels of undeveloped land in various locations in Florida. One parcel,
consisting of approximately 200 acres, was subject to litigation resulting from
trespassing and illegal dumping. After being issued a Notice of Responsibility
from the Florida Department of Environmental Protection, we negotiated a Consent
Order with the DEP and arranged for the remediation of the site. Fiduciary Real
Estate Advisors LLC worked closely with representatives of the DEP, local
attorneys, and Florida law enforcement agencies to complete the Consent Order
and to prosecute the parties responsible for the illegal dumping.

LLC provided assistance to two co-administrators with the cleaning, repairing
and marketing of a large Victorian style dwelling. We worked closely with the
co-administrators, legal staff and multiple beneficiaries to resolve a very
complicated title matter and we were able to secure suitable insurance for the
property when the existing carrier declined to renew the policy because the
property was vacant.
